VILLAMONT RULES & REGULATIONS

IT IS AN OWNER'S RESPONSIBILITY TO ENSURE THEIR TENANTS OR
GUESTS ARE FAMILIAR WITH AND ABIDE BY THESE RULES AND
REGULATIONS.

1. All vehicles must have a valid Villamont parking permit displayed on the backside of the inside rearview mirror or on a hangtag that is on the inside rearview \mirror. Permits are obtained by owners only by contacting Wildernest Property Management.

2. The maximum number of vehicles allowed in the parking lot per unit (as originally constructed) is as follows:
a. Two bedroom unit - 2 cars (all buildings containing 3 units are designated
as 2 bedroom units).
b. Three-bedroom unit - 3 cars (all buildings containing 2 units are designated
as 3 bedroom units).

3. Vehicles in excess of the number noted above will be towed at the vehicle owner's expense 24 hours after notice is posted on the vehicle or provided to the vehicle owner.

4. Some areas of the parking lots have parking spaces designated for tandem parking (one vehicle behind another). If using these spaces, the first vehicle must be parked all the way to the front of the space. Residents who have more than one vehicle are invited to utilize theses spaces. If you are not tandem parking, do not use these spaces. Any resident violating this rule will have their vehicle tagged and towed after 24 hours at the owner's expense if the vehicle is not moved or if the space is not used as intended.

5. Any vehicle that is blocking another vehicle or is parked such that any exit is or may be blocked will be towed IMMEDIATELY at the owner's expense.

6. Any vehicle on the premises that is not properly licensed will be towed away IMMEDIATELY at the expense of the vehicle owner.

7. Any vehicle on the premises that is inoperative will be towed away IMMEDIATELY at the expense of the owner.

8. Only minor vehicle repairs (oil change, battery change, etc.) are allowed on the premise. In the event of oil or other fluids spilling on the parking surface, the surface will be cleaned and the owner of the responsible unit will be assessed all associated charges.

9. Any vehicle causing oil or other fluids to leak onto the parking surface will be issued a violation and the areas cleaned with all associated charges assessed to the responsible unit owner.

10. Parking of recreational vehicles (RV's), trailers and boats is prohibited. The vehicle, trailer or boat will be tagged and then towed 24 hours after tagging at the expense of the owner of the vehicle, trailer or boat. Alternate arrangements for the parking of these types of vehicles must be arranged.

11. Parking of commercial vehicles in excess of 19 feet is prohibited except for permanent residents or owners, who must have Board approval.

12. Vehicles obstructing traffic, trash containers, and snow removal from the drive and parking lots or in any other posted or designated "no parking" zones will be towed away IMMEDIATELY at the expense of the vehicle owner.

13. Vehicles parked in one spot in the parking lot for 48 hours or more will be tagged. If not moved in 7 days from when the tag was put on the vehicle, they will be presumed to be abandoned and will be towed away at the expense of the vehicle owner. If leaving for extended periods of time, make arrangements with Wildernest Property Management or neighbors to move the vehicle per the policy.

14. During the winter season the parking lois fur the complex have snow removed. Every Wednesday the lower parking lot must have all cars removed during the hours of 10:00 a..m. to 3:00 p.m. Every Thursday the upper parking lot must have all cars removed during the hours of 10:00 a.m. to 3:00 p.m. Owners and tenants can park their cars in the other parking lot during your snow removal day. Vehicles remaining on the scheduled day will be towed IMMEDIATELY without further notice.

15. PLEASE NOTE: IN ADDITION TO VEHICLES BEING TAGGED FOR ANY OF THE ABOVE OFFENSES, A VIOLATION WILL BE ISSUED TO THE RESPONSIBLE UNIT OWNER. (SEE PENALTY SCHEDULE BELOW FOR FINES ASSOCIATED WITH VIOLATIONS). AFTER A VEHICLE CAUSES TWO VIOLATIONS TO BE ISSUED, THE THIRD OCCURANCE WILL RESULT IN THE VEHICLE BEING TOWED IMMEDIATELY, WITHOUT FURTHER NOTICE AND A VIOLATION BEING ISSUED.

16. Loud and objectionable noises are prohibited. If occurring in the evening or at night, the Summit County Sheriff should be contacted.

17. All decks and deck stairs must be maintained by the unit owner. The Board of Directors has determined that all deck surfaces are to be stained using the same product. The 140A will provide the materials upon request. Contact the Property Manager for more information.

18. The balconies must be kept in a neat and orderly condition and must not be used for storage of items. The items NOT allowed on decks include, but are not limited to, tires, coolers, indoor furniture, mattresses, scrap wood, appliances, etc. Front decks are not to be used for storage of any type, at any time.

19. If the underside of a back deck is used for storage, a lattice type covering, stained/painted in the same color as the trim must be installed so that stored items are not visible.

20. Seasonal items such as bikes, kayaks, and other sporting equipment are allowed as long as they are stored neatly and orderly on or under back decks only.

21. Firewood storage is limited to no more than two cords per unit. All firewood must be cut into fireplace or woodstove length and neatly stacked.

22. Allowed tarp colors cm the outside of units are earth tone brown, green and gray only.

23. The use or storage of charcoal grills is prohibited. Only propane gas grills are permitted for barbecuing on balconies.

24. All private and Realtor "For Sale" signs must be posted in the interior of the unit for sale. No "For Sale" signs are allowed on the exterior of the buildings.

25. Owners may keep no more than 2 pets. Non-owners are prohibited from having any animal in units or on common areas.

26. Owners shall not allow pets to eliminate on the project grounds. Owners shall pick-up after their pets. Mutt Mitts are available on property.

27. If any pet proves objectionable because of noise or other offensive actions, the owner may, upon written notice, be required to remove the pet from the property.

28. No pet shall be tied to or kept on/in the common area. Animals shall be walked on a leash by the owner when in/on the common areas.

29. No animal shall be left outside on a deck or balcony or in a dog run unless the owner is at home.

30. Penalty Schedule:
First Offense: A written warning
Second Offense: $25.00 fine
Third Offense: $100.00 fine
Fourth Offense: $150.00 fine Fifth & Subsequent Offense: $200.00 fine

31. Association Collection Policy for Delinquent Dues, Fines, and Special Assessments:
30 Days Delinquent $20.00 late fee
60 Days Delinquent Disconnect Cable TV
90 Days Delinquent Lien Filed on the Property
