For TIMBER RIDGE TIME SHARE UNITS
(91405A, 91408A, 91411, 91412)
The services offered to the Timber Ridge Time Share units are noted below along
with the primary person responsible for those services.
1. Housekeeping - Director of Housekeeping
a. One post occupancy clean per usage period
b. One mid-week clean provided upon request at no charge at the mid-point of
each occupancy period
c. Free towel exchange
d. Furnish supplies to include: linens, paper products, soaps, firestarter/matches
and light bulbs
e. Annual inventory of contents during maintenance week
f. Spring clean during maintenance week
2. Financial Management - Operations Director/HOA Bookkeeper
a. Prepare the budget
b. Maintain the Trust Account
c. Collect the dues
d. Pay obligations
e. Prepare and post on the website each monthly financial statement
f. Email the monthly aging schedule to the Director(s)
g. Review monthly financial statements
h. Complete the corporate tax return as required by the Secretary of State (rebilled
at $75.00 per hour)
i. Collect special assessments
j. Work with the Time Share President to collect money from delinquent owners
3. Repair and Maintenance Coordination - Repair and Maintenance Coordinator
a. Coordinate all interior unit repairs as requested
b. Complete billing for unit repairs (Note: WPM management fee includes repairs
which take less than 30 minutes and use no materials)
c. Coordinate repairs of outside contractors when necessary
4. Insurance - General Manager
Purchase contents insurance and handle insurance claims
5. Information Packets - HOA Bookkeeper
Mail to new owners when notified of purchase
6. Reservations - Assistant Reservations Director
Track usage to include; owner use, guest use or an exchange through Interval
International
7. Meetings - Operations Director
a. Insure the annual meeting is scheduled on the fourth Saturday of April
b. Notify all owners by mail of the annual meeting
c. Conduct the annual meeting
d. Mail/post on the website the annual meeting minutes
8. Rules and Regulations - Operations Director
Enforce those as adopted by the owners
9. Rentals - Assistant Reservations Director
Rent vacant weeks for the Association or rent weeks for owners, upon request
