Management Services
Wildernest Property Management (WPM) is the managing agent for Ski Tip Ranch Condominiums Homeowners Association. Our offices are located at the base of Buffalo Mountain at 204 Wildernest Road, Silverthorne, Colorado 80498. If you have newly purchased a unit at Ski Tip Ranch, or are a current owner and wish to sign up for one of the services provided by WPM, please click on the appropriate from in the table below. This information, and a Welcome Letter are also included in New Owner packets mailed to purchasers.

Per the current Service Management Agreement, Wildernest Property Management provides the services listed below through its managers, employees, and personnel. A printer friendly copy of these services can be accessed by clicking here.
Per the Service Management Agreement with Wildernest Property Management (WPM) certain services are included in the management fee. WPM shall have the responsibility for the day-to-day operation and management of the Complex, for the maintenance of the common elements thereon, and for coordinating all activity associated with the Complex with the advice and consent of the Board of Directors, more specifically:
A. Basic Services
1. The following services would be provided by an administrative coordinator assigned to the project and a bookkeeper assigned to the project.
Maintain the Association financial accounts, books and records; Bill owners for dues and/or special assessments; Receive and record owners' dues payments; Administer Association bank accounts in a current and businesslike manner; Prepare a monthly operating statement and dues delinquency list; Provide each Board member with requested financial information at least one week prior to scheduled Board Meetings; Pay all approved Association bills when due and keep records of such payments; Pursue collection of all funds due the Association using all legal means up to releasing the case to an attorney for litigation; Cooperate with auditors/accountants as hired by the Board; Complete an annual review of the financial records by the company controller [Note: WPM to supply qualified bookkeeper only]. All audits, tax returns, or special accounting procedures to be completed by a CPA appointed by and at the Association's expense.

WPM representative to attend up to six Board of Directors meetings per year
and report on the financial condition of the Association, to aid in preparing
agendas, committee reports, etc., for such meetings; to help plan, prepare
for, and attend the annual owners' meeting.
3. Complete annual corporate reports for the Colorado Secretary of State.
4. Provide Repair and Maintenance coordination for the Association and for
the individual units.
5. Draft and update new owner information packets and provide to owners upon
purchase.
6. Complete special projects for the Directors. Examples include:
a. Complete affidavits to facilitate sales
b. Research Bylaws and Declarations from time to time
c. Draft proposed rules and regulations
d. Coordinate architectural review for Directors
7. Manage contracts for snow removal, security and fire safety, etc, and landscape
maintenance; Maintain and update homeowner listings; Assist the Association
with outside contractors, attempting to negotiate as desirable arrangements
as possible. Also, let for bid the Association's property and liability insurance
coverages annually.
8. Provide 24/7 coverage for maintenance emergencies and lockouts.
9. Maintain a fidelity bond at WPM's expense.
10. Enforce the rules and regulations as established by the Board of Directors.
11. Construct and maintain an Association website to be used as the primary
communication vehicle for board members and for homeowners. The website home
page for all associations will include: the meeting schedule, links to other
sites, a Who's Who at Wildernest, and notices of interest to all homeowners.
Each association's website will include: The Association's covenants, rules
and regulations, meeting minutes, management services, financial statements
and notices. Pictures will be included at an additional charge. Additionally,
there will be no charge for the following mailings to homeowners:
a. Notices of special and annual meetings
b. Notices that involve life/safety issues
c. Violations (unless via certified mail).
d. Notices of delinquency
e. Payment/coupon books
f. New owner information packets
g. Meeting minutes if requested by a homeowner
h. Financial statements if requested by a Board member
All other mailings will be at an additional charge.
12.
File insurance claims at an additional charge.
13. Assist with Senate Bill 100 compliance at an additional charge.
B. On Site Services - Additional services are those services provided by Property Management personnel assigned to Ski Tip Condominiums as well as services provided by other Property Management personnel on a limited basis.
1.
To perform in-unit maintenance checks of all unoccupied units on a weekly
basis subject to the approval of the unit owner; check heat level, appliances,
plumbing, and windows.
2. To perform general administrative duties including conducting an inventory
of Association equipment annually; undertaking and supervising special projects
as directed by the Board; supervision of outside contractors.
3. Check the complex on a daily basis.
4. Maintain the cleanliness of all the common areas to include common area
restrooms.
5. Maintain the temperature and chemical balance of the hot tubs.
6. Open and close the amenity building on a daily basis. Ensure the facility
is stocked with supplies and towels.
7. Remove snow and ice from the common element walkways and front porches.
8. Maintain common area lighting to the extent that manager does not need
to enter units to turn on lighting.
9. Complete fall and spring checklists to insure complex is properly prepared
for winter in the fall and primarily for energy conservation purposes in the
spring.
10. Provide limited landscape maintenance to include watering, maintaining
the building islands and the hot tub area grounds.
11. Roof rake approximately 6' of the steepest roofs on the front of each
building.
12. Coordinate snow removal from the driveways.
