POLICIES AND PROCEDURES


RULES & REGULATIONS

1. COMMON ELEMENTS
a. No obstruction to the Common Elements is allowed.
b. Nothing can be stored on any part of the Common Elements.
c. No alterations, construction, or removal of items from the Common Elements is allowed.
d. No signs or advertising of any nature shall be erected or maintained.
NOTE: Exceptions can be made with prior written approval of the Board of Directors.

2. LEASING OF UNIT
a. Any Owner has the right to lease his or her unit subject to the following:
i. Any lease or rental agreement with a term of over thirty (30) days should be in writing and will be subject to the terms of the Association Declarations, By-Laws, and Rules & Regulations.
ii. Failure to abide by the above terms will constitute a default enforceable by the Board of Directors and/or the lessor.

3. ANIMALS
a. Owners (not renters) may have dogs, cats, or domestic animals.
b. No animals (with the above exceptions), livestock, birds, poultry, reptiles, or insects of any kind, shall be raised, bred, kept, or boarded.
c. Household pets shall not be allowed to run at large and must be under control at all times.
d. Household pets shall not be allowed to litter the Common Elements.

4. NOISE
a. No noxious or offensive activity that may be or that may become an annoyance or nuisance to the neighborhood or detract from its value as an attractive residential community will be permitted.

5. GARBAGE
a. All rubbish, trash, or garbage shall be regularly removed and will not be allowed to accumulate.

6. PARKING
a. No house trailer, camping trailer, horse trailer, camper, camper shell, boat trailer, hauling trailer, boat or boat accessories, trucks larger than one ton, recreational vehicle or equipment, mobile home, or commercial vehicle may be parked or stored anywhere within the Condominium Community so they are visible from neighboring units or from the street except in emergencies or as a temporary expedience,
b. No emergency or temporary parking or storage will be allowed to continue for more than seventy-two (72) hours.
c. No abandoned, unlicensed, wrecked, or inoperable vehicles of any kind shall be stored or parked within the Condominium Community except in emergencies.

An "abandoned or inoperable vehicle" is defined as any vehicle which has not
been driven under its own propulsion for a period of one week or longer, or
which does not have installed within it an operable propulsion system.

d. Garage doors must remain closed except when the garage is in use.

7. BALCONIES
a. Decks, patios, and balconies shall not be used for storage other than firewood.
b. Seasonal lighting is allowed from November 15th to January 31st, only.

8. WINDOWS
a. Nothing shall be placed on or in windows or doors of Condominium Apartments which would or might create an unsightly appearance.
b. Interior window coverings, including draperies and shades used in units, shall present a uniform appearance of type and color from the exterior of the building. The Board of Directors shall have the right to approve all proposed draperies, shades, or other interior window coverings.

9. ANTENNAS
a. No exterior television or radio antennas and/or masts or satellite dishes of any sort shall be placed, allowed, or maintained upon the Condominium Community without prior written approval of the Board of Directors.

10. GARAGE
a. Each owner shall maintain the interior of his or her garage space in a clean, safe, and attractive condition.

11. RENOVATION
a. No owner is allowed to make any structural additions, alterations, or improvements in or to his or her unit without the prior written consent of the Board of Directors.
b. The Board of Directors is obligated to answer any written request by an owner for approval of a proposed structural addition, alteration, or improvement within thirty (30) days after such request and failure to do so within the stipulated time shall constitute approval by the Board of Directors of such proposed structural addition, alteration, or improvement.
