RULES AND REGULATIONS

The Homeowners Association, through its Board of Directors, has established the following Rules for all occupants (owners, renters and guests) of Summit Point Condominiums, in accordance to the Declarations, Bylaws, and Articles of Incorporation of the Association. Compliance with these Rules will allow for maximum enjoyment at Summit Point. Violation of the Rules will be brought to the attention of management personnel and the Board of Directors. Violations will be subject to the fine schedule or to injunction and/or liability for damages and will be liable for reasonable attorney's fees and any other costs associated with enforcement. The Board requests your cooperation in making Summit Point a pleasant place to be.

PARKING -

Three vehicles per unit are allowed in the parking lot at one time; this number includes any vehicles parked in the designated storage area of the parking lot. The following violations will result in towing at the vehicle's owner's expense. Time periods are as noted:
1. Any vehicle on the premises which is not properly licensed.
(Immediate)
2. Any vehicle on the premises which is not operative.
(Immediate)
3. Any vehicle obstructing traffic. (Immediate)
4. Any vehicle obstructing snow removal. (24 hours after tagging)
5. Vehicles parked in one spot in parking lot for 48 hours.
(Seven days after tagging if not moved)
6. Vehicles improperly parked in posted "No Parking" zones, and in fire lanes. (Immediate)
7. Vehicles obstructing trash removal. (Immediate)

STORAGE AREA -

1. Owners only are allowed to store vehicles in the Northwest parking lot
against the retaining wall behind building 1.
2. All vehicles must be registered with Wildernest Property Management.
3. Storage is limited to recreational vehicles and trailers or second vehicles
that are properly licensed.
If vehicles are not properly licensed or registered with Wildernest Operations, they will
be tagged and then towed at the Owner's expense seven days after tagging.
4. Owners must be current on dues payments or vehicles cannot be stored.

PETS -

1. Non-owners are prohibited from having pets on the complex premises.
2. Owners assume full responsibility for injury, damage, or loss resulting from their pet(s).
3. Animals must be leashed and attended when in the common areas.
4. Owners must not allow the pet to eliminate on the project grounds.

COMMON AREAS -

1. The Association cannot be held liable for any loss or damage to articles left in the common areas.
2. Fireworks of any kind cannot be stored, carried, ignited, displayed, or exploded on any part of the project.
3. Items cannot be stored in the stairwells.
4. Firearms cannot be discharged on the project.

MISCELLANEOUS -

1. Personal items stored on balconies must not create an eyesore.
2. All occupants shall exercise reasonable care to avoid making or permitting to be made any loud or disturbing noises in general, as well as with musical instruments, radios, stereos, TV sets, amplifiers, etc...
3. Damage to the general common areas or personal property caused by unit occupants shall be repaired/replaced at the expense of the unit's owner.
4. One-half cord of firewood is the maximum amount permitted on the decks.
5. Charcoal grills are banned from all wooden areas - decks, stairways, and balconies. Gas grills are thought to be less hazardous, thus acceptable.

PENALTY SCHEDULE -

First Offense : Written Warning
Second Offense : $25.00
Third Offense : $100.00
Fourth Offense : $150.00
Fifth Offense : $200.00
Fines are attached to unit assessments subject to collection policies.

** Exceptions to these Rules can be made only by the Association president or his/her designated representative.
