SALT LICK
RULES AND REGULATIONS
Revised July 16,1998
Salt Lick Condominium Association is the authorized management
body of the Salt Lick
Condominium Project.The Association is governed by a Board of Directors and
the day
to day management has been delegated to Wildernest Property Management.All
costs
and responsibility of maintaining the integrity of the Condominiums are borne
by the
owners collectively.Thus,all owners of Salt Lick Condominiums have a vested
interest in
adhering to the Rules and Regulations.
The Board of Directors seeks to make Salt Lick Condominiums a pleasant living
environment for all of its residents,owners and renters alike.To this end,the
following
Rules and Regulations are set forth,as required by the provisions,the Bylaws.The
Bylaws empower the Board of Directors to establish and enforce such measures
as it
deems reasonable and necessary for the operation of the Condominium project.The
Board also has the right to amend these Rules and Regulations at its discretion.
We hope that all of the owners abide by the Rules and Regulations set forth
below so that
we can work together to make Salt Lick Condominiums an enjoyable,safe and
attractive
place to live and vacation.
USE OF HOT TUB AND ADJACENT AREAS
ALL PERSONS USING THE HOT TUB DO SO AT THEIR OWN RISK AND SOLE
RESPONSIBILITY,AS NEITHER THE OWNER NOR AGENTS FOR THE
ASSOCIATION ASSUMES ANY RESPONSIBILITY FOR ANY ACCIDENT OR
INJURY IN CONNECTION WITH SUCH USE.
The hot tub and the adjacent patio area are available to all adult residents
and guests and
to supervised children,according to the following rules:
1.Guests must be accompanied by the hosting resident at all times.Unescorted
persons will
be asked to leave.
2.The hosting resident is fully responsible for the behavior of their guests.If
there is an
observable nuisance,the responsible parties will be asked to leave.
3.No children 16 years or younger are allowed in the hot tub or patio area
unless
accompanied by an Adult.
4.No glass objects of any kind may be used in the hot tub area..Salt Lick

5.Hot tub hours are 10:00 a.m.to 10:00 p.m.during the Summer and Fall.Ski
season hours
are 10:00 a.m.to 11:00 p.m.
6.Gatherings in the hot tub/patio area will end at 11:00 p.m.
7.After use of the hot tub area,please:
a.Turn the pump off
b.Replace covers over hot tub.
c.Clean all trash from area.
d.Secure door when leaving.
8.Positively no pets in the hot tub or picnic areas.
9.At all times,please keep noise levels down in this area,particularly with
regard to
the use of radios.
PARKING
1.Park only in designated areas.
2.Do not park in any areas designated as fire,loading or no parking zones.Parking
in such zones may result in the towing of the vehicle at the owner's expense.
3.Vehicles left unattended for 48 hours will be tagged.If the tagged vehicle
is not
moved by 12:00 noon seven (7)days after being tagged,such vehicle will be
towed at the owner's expense.
4.Oversized vehicles,recreational vehicles,boats and trailers shall only use
the
parking places on the North side of the parking lot.Any such vehicle shall
not be
parked more than seven (7)consecutive days.All vehicles parked in violation
of
this requirement shall be subject to towing at the owner's expense.
USE OF COMMON AREAS
The term "Common Area"refers to all parking areas,the hot tub and
patio areas,
balconies,and exterior walkways.
1.The repairing of vehicles on the premises,except for emergency repairs,is
prohibited.
2.Noisy vehicles are prohibited from the premises.
3.NOISE -Radios,phonographs,television sets,amplifiers and other such devices
should be operated at a volume level which is not disturbing to other residents..Salt

4.Balconies are often used for entertainment,especially in the Summer.Please
be
aware of your neighbors and mindful of the hours at which you entertain.
5.Personal items stored on balconies must not create a visibly unacceptable
condition.The Board reserves the right to take such measures,at its discretion,to
correct such conditions.
6.No more than three bird feeders are permitted on any balcony.The entire
physical
location of the bird feeder(s)must be within the "air space"of the
balcony area.
The placement of the bird feeder(s)must be inside the balcony railing,with
no part
of the bird feeder(s)to extend beyond the balcony railing boundary.
7.Firewood should not be stacked on the balcony in such a way that it pushes
against
the balcony railing.
PETS
1.Only owners will be allowed to have pets on the premises.
2.Pet owners must manage their animals responsibly and are responsible for
keeping
their pets quiet.Pets must be on a leash or under voice command when on the
premises.
3.Pets must not be allowed to eliminate on the lawn areas in front of the
buildings.
Pet owners must pick up after their animals anywhere on the premises.
4.Animals must not be left unattended on the balconies,walkways or any Common
Area.
MISCELLANEOUS
1."For Sale"or "For Rent " signs shall not be permitted
to be displayed in unit
windows or on the premises.
2.No owner shall be permitted to vote on any association matter unless such
owner
is current on all assessments.
3.All window coverings on the front (South side)of the complex will be white
or
off-white backed.All window coverings on the sides of the complex must have
white,off-white,tan or beige colored backs..Salt Lick Manual (PM) Page 11.
Voluntary compliance with these Rules and Regulations should not impose any
undue
restrictions or the residents of Salt Lick Condominium,and all are expected
to adhere to
these guidelines.
With regard to these penalties,the owner shall be notified in writing of the
violation and
the potential penalties by the Board or their designated representative.The
owner shall
have 30 days from the postmark date of the written notice of the violation
to file a
protest.
If a protest is filed,the owner may have the right to appear in person or
by representative
or by written response at the nest Board of Directors meeting or by conference
call with
the Directors to protest the violation.Should the owner elect to protest,he
may present
any information to support his position.
The decision of the Board shall be final and collection of the fines shall
be pursuant to
the Condominium Declarations.
PENALTIES FOR VIOLATIONS:
FIRST OFFENSE-Written Warning.
SECOND OFFENSE- $25.00 assessment against the condominium unit.
THIRD OFFENSE- $100.00 assessment against the condominium unit.
FOURTH OFFENSE- $150.00 assessment against the condominium unit.
FIFTH AND EACH FOLLOWING- $200.00 assessment against the condominium unit.
