Rules and Regulations

General Responsibilities
Each individual owner is responsible for compliance with the rules and regulations of all individuals occupying his/her unit. This includes the owner, tenants, and guests. Problems relating to any unit will result in first, verbal warning to the tenant and a written warning to the owner. Second infractions will result in a [$50] fifty-dollar fine. Third infractions will result in a [$100] one hundred-dollar fine. Further infractions will result in legal action and court costs.

Parking
All vehicles must be registered with the property manager. Each unit may have a maximum of two registered vehicles. Only owners and tenants named in a lease may register a vehicle. All vehicles must have current license and registration. All vehicles must park in designated areas only. Violators of these registration policies, or those parking in non-designated areas will be stickered with a violation notice. If not corrected within twenty-four hours, the vehicles will be towed without another warning. The unit owner will be billed for the towing charge.

Vehicles in the front lot must be moved every day. Vehicles in the back lot must be moved every three days. All vehicles must be moved as needed for snow removal. Unit owners will be fined ten dollars per day for violation of these policies.

In the event of a heavy snow, a minimum of twenty-four hour notice will be given to remove all vehicles from the parking lots so the snow can be properly removed. Vehicles not removed will be towed and the unit owner will be billed.

Noise
Quiet hours are from 10:30 P.M. to 7:00 A.M. each day. Units in violation will result in the tenant receiving a verbal warning and the owner receiving a written warning. In extreme and/or repeat situations, Breckenridge Police Department will be called.

Laundry Room
The laundry room is only for the use of residents of Ptarmigan at Breckenridge. The hours are from 7:30 A.M. to 10:30 P.M. The laundry room is a non-smoking area and individuals using the facilities are responsible for cleaning up after themselves. Violators will lose laundry room usage privileges, and the unit owner will be assessed a [$50] dollar cleaning fee.

Decks
Nothing can be stored on the decks or walkways. Anything left there will be thrown away.

Pets
Only owners living at Ptarmigan or the on-site manager are allowed pets [cats, dogs, and any other animals determined by the Board not to be a problem]. No other pets are allowed on the premises. Any other pets on the premises will result in a [$50] fifty-dollar fine to the owner each day the pet is present.

Pets are NEVER allowed in the front courtyard. The first violation will result in a written warning and thereafter will be followed by a [$50] fifty-dollar fine.

Pets relieving themselves in the courtyard will result first in a written warning to the unit owner; thereafter, violations will result in a [$50] fifty-dollar fine.
A maximum of two pets per unit is allowed. Pets in residence, as of 9/15/01, are grandfathered.

Occupants [tenants and guests staying longer than 14 days]
Two-bedroom units are allowed a maximum of three occupants.

One-bedroom units are allowed a maximum of two occupants. Two adults plus a lineal descendant [small child] will be allowed to live in a one-bedroom unit as an exception.

Registration
Each owner is responsible for making sure that all residents of his/her unit [s] have completed registration forms, and the forms have been filed with the management. There will be no services for individuals not registered.

Lockout Services
Registered residents and owners may request the management to provide them access to their units. If someone is not registered, under no circumstances will he/she be given access to a unit. The first lockout is free if it is after 7:00 A.M. and before 10:30 P.M. Thereafter, lockouts between 7:00 A.M. and 10:30 P.M. will cost [$25] twenty-five dollars. All lockouts after 10:30 P.M. and before 7:00 A.M. will cost [$25] twenty-five dollars. All lockout fees are payable in advance.

Chronic Problems
In the event that there is a recurring problem with a particular unit, the Board has full discretion to take action to rectify the problem. This may include, but is not limited to, fines or legal actions for which the owner is responsible for all legal and court costs.

Dues
All dues and other charges are due on the first of the month. Payments received later than the 15th will result in a [$50] fifty-dollar charge to the unit owner for each month the account is not paid in full.
