RULES AND REGULATIONS

POLICIES AND PROCEDURES
Washer and Dryer Restrictions

VEHICLES:

1. Any non-unit owner's vehicle on the premises that is not properly licensed will be towed immediately at the expense of the vehicle owner.

2. Two parking spaces are provided for each unit in the garage areas except for Units B-101, B-102, B-103 and B-104. Parking for these units is provided in front across main driveway and at the side of "B" building. No parking is permitted parallel to and immediately in front of "B" building. Please be sure that you are parking in the proper space.

3. Tenants are allowed to have only two vehicles per unit. Tenants may not park in the visitors' parking areas. That space is for visitors only! Violation of this rule may result in towing at the tenants expense.

4. Vehicles obstructing snow removal from the drives and parking lots will be towed away at the expense of the vehicle owner; 24 hours after a notice has been put on the vehicle.

5. Vehicles parking in one spot in the parking lot (non-reserved spaces) for 48 hours or more will be tagged. If not moved in 7 days from the time tagged, they will be presumed to be abandoned and will be towed at the owner's expense.

6. The repair and maintenance of vehicles on the premises, except for emergency repair (one day time limitation), is expressly prohibited. It is imperative that all follow proper refuse disposal.

7. Due to the danger of carbon monoxide poisoning, vehicles may not be left idling in the carports. The fumes are pulled into the units through the vents projecting into the garage; this is very hazardous to the occupants of the affected units. If you want to warm up your vehicle, it must be done in the parking lot.

8. Improperly parked vehicles will be towed away at the vehicle owner's expense.

9. Vehicles may be parked in the designated parking areas only. No vehicle over 20 feet in length may be stored or parked on the property except as approved by the Board of Directors or their designated representative. Trailers, boats, and snow mobiles may not be stored or kept on the premises except as approved by the Board of Directors or their designated representative.

10. Vehicles improperly parked in a reserved space will be subject to immediate towing. A vehicle is deemed improperly parked in a reserved parking space if it does not belong to the owner of the condominium for which the parking space is reserved or if permission to park there has not been granted by such owner.


MOUNTAIN COUNTRY RECREATIONAL VEHICLES

Any and all recreational vehicles - snow mobiles, trailers for bikes, etc, - campers, and motor homes should be kept in the owner's assigned parking space if it will fit. Otherwise, they should be parking in the West Parking Lot. If the vehicle is oversized and will not fit into one parking space, it is to be parked at the end of the West Parking Lot.

A maximum of four (4) parking permits will be issued at one time. Permits are issued only to Mountain Country Condominium owners. Each unit may have only one permit. Spaces may be reserved; this is on a first come, first serve basis. If a recreational vehicle is parked on Mountain Country grounds without a permit, the vehicle is subject to towing at owner's expense. Permits are obtainable at the Wildernest, HOA Liaison's office.

RV's may not be used as living quarters while residing at Mountain Country.

A visitor's parking permit is viable for two weeks, only. [This must be procured through the unit owner.]

Permits are viable for two (2) weeks in the winter months [Oct through April] and one (1) month in the summer [May through September].

Those with vehicles on the premises during the winter months are responsible for moving them for the snowplows.

This policy will be reviewed yearly.

PETS:

11. Pets are allowed only to owners and must be leashed and attended when on common grounds. No tenant is allowed to have a pet on premises.

MISCELLANEOUS:

12. Personal items stored on the balconies must not create a visibly unacceptable condition. The Board reserves the right, at its discretion, to correct such conditions.

13. Residents or guests shall not make or permit to be made any disturbing noise, or commit or permit any act which unreasonably interferes with the rights, comforts, or convenience of other occupants.

14. The maximum amount of firewood permitted on the decks is 1/2 cord.

15. Laundry machines will be permitted in the units only under certain restrictions/requirements [these may be obtained from Wildernest]; in addition, laundry facilities are provided near the center of the ground floor of each building.

16. Under no circumstances may disposable baby diapers or feminine products be discarded through the plumbing system; nor is grease to be disposed therein.

17. The management employed by the Association an the Board of Directors shall be expediently notified by the unit owner as to the fact and price of a unit placed "for sale".

18. Storage of personal items is not allowed in the common areas that are not "limited common areas".

19. The purchaser is responsible to payment of three months dues into the Association's reserve account upon the sale of a unit.

SHORT TERM RENTAL BRIEFS

This condominium unit is privately owned and has been furnished and equipped by the owner for your comfort and convenience. We ask that you assist in caring for the property. On behalf of the condominium Association and the owners, the following guidelines, rules, and regulations are set forth:

SKIS AND SKI POLES: Skis and ski poles are not allowed in the unit. A ski locker is provided for each unit, and your front door key will operate the lock. Ski lockers are located in the garage areas and are marked with the unit numbers on the doors.

PARKING: Two parking spaces are provided for each unit in the garage areas except for Units B101, B102, B103, and B104. Parking for these units is provided in front across main driveway and at the side of B Building. No parking is permitted parallel to and immediately in front of B Building. Please be sure that you are parking in the proper space.

VEHICLES: Vehicles must not be started and left running in garage spaces as fumes are pulled into the units through the vents projecting into the garage. This is quite hazardous to the occupants of the affected units.

PETS: Unfortunately, tenants are not allowed to have pets on Mountain Country premises.

MAINTENANCE: Under no circumstances may disposable baby diapers or feminine products be discarded through the plumbing system; nor is grease to be disposed therein.

KITCHEN EQUIPMENT: If you cannot find all of the necessary utensils, check the dishwasher. The dishwasher will melt plastic and harm copper or copper coated items placed therein; so, use care when washing those items. An instruction manual is provided for those not familiar with the JennAire range.

LAUNDRY: Coin operated washers and dryers are provided in each building in the garage areas. Please obtain pass code to laundry room from owner of unit. Please be sure that the door is closed when leaving the laundry room.

TRASH: Place all trash in the dumpster located at the west end of the parking area between the two buildings. Be sure that the lid is closed at all times.

HEATING: Please lower the thermostat setting when leaving the unit for a period of time; however, do not it lower than 60 degrees.

FIREPLACES: Before lighting a fire, BE CERTAIN the damper is open via pulling the damper rod toward you.

NOISE: Between 10:00 pm and 7:00 am, keep noise levels minimal.
