Remember to turn on heat tapes.

If you have heat tape on your roof, remember to turn it on for the winter. The heat tape on a dedicated breaker on your electrical panel. If the breaker is not labeled or you need other assistance, please contact Davel, your property manager, at 970 468-6025.

TOWNHOME STAINING UPDATE, MAY 2005

A total of 68 ballots were returned with the following results:
34 votes for Solid, single color
21 votes for Solid, multi-color
13 votes for leaving As Is
The staining will be done in a single, solid stain in a color that has been specially matched, as closely as possible, to the existng siding color. The project will begin again on June 6, 2005, weather permitting. The two buildings that were stained in the multi-color schemes will be restained to match the other buildings.

NOTE:
The staining project has been delayed until the end of June because of scheduling delays due to our cold/wet weather here in the mountains.

TOWNHOME STAINING

At the 2004 Annual Meeting, the members in attendance, with proxies voted, agreed to begin using a solid stain material, rather than a clear or semi-transparent product on the Townhomes on Creek Lane and Mountain Vista. This decision was based on economics; for example, the clear or semi-transparent product must be applied every two - three years to avoid damage to the wood siding and the solid stain product can be applied every eight - nine years. It was also agreed to and voted upon to follow the decision of the designer regarding color schemes and the placement of the schemes. The staining project began late last summer on Creek Lane and was halted after completion of two buildings due to weather.

Upon completion of these two buildings, the designer reviewed the colors and determined that the colors were not what she had anticipated. She has revised the color schemes and she plans to have those two buildings re-stained, at her expense, in the spring.

The link below, "Revised Paint Schedule", from Summit Legacy Designs lists the colors to be used. Also below is a link to the color board. The color board is a representation of the color schemes; however, due to photography and web posting, the depth of the colors has been compromised. These are standard Sherwin Williams "Woodscapes" colors and you are encouraged to visit a Sherwin Williams store with the revised paint schedule to see a more accurate color representation.

**The Wildernest Commercial Center (WCC) is located at the base of Buffalo Mountain on Wildernest Road. From Blue River Run, turn left onto Highway 9 and go to the last intersection before the I-70 on ramp. Turn right onto Wildernest Road. The Commercial Center is located on the right before the sharp right turn going up the mountain. The Conoco station will be immediately in front of you, and the Commercial Center is on the left.
