Single Family Homes Architectural Design & Review
Guidelines and Duties of Committees
Duties: Reviews written requests from owners that must be submitted before any exterior change is made to an owner's units or to adjacent landscaping. Drafts written responses to such applications. Evaluates and recommends Board authorization or disapproval of such changes. Proposes guidelines for acceptable and unacceptable architectural design changes or additions, and proposes such changes and modifications as requested by the Board. Collaborates with the Landscaping Committee on landscape related design issues. Brings violations of its authority by homeowners to the Board's attention for possible action.
Duties: Responsible for common plumbing, electrical, roofs/leakage, ice build-up, roof and driveway drainage, concrete maintenance and repair, sidewalks and driveways, staining of buildings and fences. Recommends approval of related invoices for payments to contractors.
Duties: Responsible for the appearance of the landscaping including the grass, shrubs, and trees. Supervises and coordinates the performance of subcontractors responsible for maintenance of the irrigation system, and for the care of grass, trees, and shrubs and advises the Board as to payment of their bills. Establishes and circulates guidelines and policies for homeowners who wish to landscape around their units.
Duties: Stays informed of HOA current income and proposed expenditures, and makes recommendations to the Board as to the appropriate timing and amount of capital expenditures. Reviews initial budget proposals and Major Maintenance Chart and revises the chart for presentation to the Board.
Duties: Responsible for coordinating input to and editing a semi-annual HOA newsletter, and writing portions of the newsletter. Other committees will write summaries of the status of their activities and submit them to the Communications Committee for inclusion in the newsletter. The Committee also prepares information items for publication on the WPM website for the Blue River Run HOA in coordination with WPM.

Duties: Reviews written requests from owners of single-family homes that must be submitted before any exterior change is made to an owner's home or to adjacent landscaping. Drafts written responses to such applications. Evaluates and recommends Board authorization or disapproval of such changes. Proposes guidelines for acceptable and unacceptable architectural design changes or additions for the single-family homes, and proposes such changes and modifications as requested by the Board. Collaborates with the Landscaping Committee on landscape related design issues. Brings violations of its authority by homeowners to the Board's attention for possible action.
Guidelines and Duties of Committees
Committees shall investigate issues facing the HOA and make recommendations to the Board for decisions. Committee meetings will focus on Association issues, debate processes, and create motions for Board action, based on their investigations and discussions. Committees cannot create rules or enforce them; only the Board can.
Committees will have at least three members including the chairperson. Committees shall meet as needed but not at the same time as scheduled Board meetings. Meetings may be held in person or via teleconference, or both. Committee membership will be decided upon by the Board of Directors. Homeowners are strongly encouraged to join committees, and should contact the committee chairperson if they are interested in becoming committee members.
Committee Chairpersons shall submit a draft committee report to their Committee membership at least 14 days prior to each Board meeting, and a final committee report to the Board of Directors and the Property Management Company via email at least 7 days prior to the Board meeting. This report shall include a chronology of events, activities, and accomplishments, and any items the Board needs to act upon at the meeting.
If a Committee Chairperson is unable to attend or participate in a Board meeting, he or she may appoint another member of the committee to represent him or her at the meeting.
